The 30-minute Oslo map: where can you live if 30 minutes is your limit?
SearchNova applies one hard constraint — a representative public-transport journey of 30 minutes or less to Oslo S — and compares the places that survive.
Editorial guidance from SearchNova editorial
What if you ignored municipal borders and built your housing search around one hard rule: the representative public-transport journey to Oslo S must be 30 minutes or less? SearchNova applied that constraint to published locations in its Greater Oslo dataset. The result is not a neat circle around Oslo. Fast rail corridors pull places such as Lillestrøm, Ski, Sandvika, Ås and Asker much closer in travel-time terms than the map suggests.
The 30-minute survivors
| Location | Municipality | Representative journey | Transfers | Primary mode |
|---|---|---|---|---|
| Lillestrøm sentrum | Lillestrøm | 12 min | 0 | Rail |
| Lysaker | Bærum | 13 min | 0 | Rail |
| Ski sentrum | Nordre Follo | 15 min | 0 | Rail |
| Holmlia | Oslo | 15 min | 0 | Rail |
| Haugenstua | Oslo | 17 min |
These are SearchNova reference measurements to Oslo S, not universal door-to-door promises. Exact journeys vary by address, departure, service pattern and disruption. The useful signal is the shape of the shortlist: a 30-minute constraint crosses several municipal borders.
Finding 1: the municipal border is a poor commute filter
Lillestrøm sentrum appears at about 12 minutes in the reference data and Ski sentrum at about 15. Ås sentrum / NMBU and Sandvika appear at about 21. Asker sentrum appears at about 25. At the same time, published locations inside Oslo also occupy the 15–30 minute range. If Oslo S is the destination, municipality alone tells you surprisingly little about whether a place passes the commute test.

Finding 2: Ski survives the filter without looking like a compromise
Ski sentrum is especially interesting because the fast rail example is paired with strong approved SearchNova scores: 9.4 for car-free living, 9.6 for daily convenience, 9.2 for walkability and 9.0 for food. The point is not that Ski is objectively better than Oslo. It is that a strict commute filter does not force you to choose between Oslo access and a functional local centre.

Finding 3: equal access can buy very different lives
Lillestrøm and Fjellhamar both survive comfortably, but they solve different problems. Lillestrøm scores 9.0 for car-free living and daily convenience, while nature is 6.5 and quietness 5.5. Fjellhamar shifts toward family and nature: 9.0 for family, 8.3 for nature and 7.4 for quietness, with 7.4 for both walkability and daily convenience. Roughly ten extra reference minutes can therefore correspond to a materially different residential profile.
Finding 4: the fastest node is not automatically the best home
Lysaker appears at about 13 minutes, yet its residential profile is less complete than several slower survivors: 6.8 for walkability, 6.8 for daily convenience and 4.0 for quietness. Sandvika, at about 21 minutes, scores 9.3 for walkability, 9.7 for daily convenience and 9.2 for car-free living. Once two places pass your hard commute constraint, optimising every remaining minute can be the wrong objective.
The place that stretches the mental map: Ås
Ås sentrum / NMBU looks far away on a conventional map, yet the current SearchNova reference measurement places it at about 21 minutes to Oslo S. Its approved profile is also balanced: 8.8 for car-free living, 8.7 for daily convenience, 8.4 for walkability, 8.0 for family and 7.8 for nature. That makes Ås a useful demonstration of why travel-time geography and physical geography are not the same thing.
What the 30-minute map changes
- Start with the commute you will actually tolerate rather than an arbitrary municipal boundary.
- Treat 30 minutes as a filter, not a ranking: a 12-minute location is not automatically better than a 22-minute location.
- After the filter, compare the life at home — walkability, daily convenience, nature, family fit, quietness and car dependence.
- Use door-to-door reality before making a final decision. Station access and your actual workplace can change the result.
Methodology and limitations
Analysis: SearchNova Homes. Geography: Greater Oslo. Audit date: October 2026. This article uses the latest applicable SearchNova reference commute observation in the audited dataset for each featured published location and approved location scores. Measurements are decision-support examples, not timetable guarantees or door-to-door commute promises. Housing-price observations were deliberately excluded from the core comparison because evidence quality and geographic resolution are not yet equally strong across every survivor.
